Redhawk Group was founded on the philosophy that successful commercial construction is executed with unwavering commitment to quality, budget control and schedule. Our Redhawk team has decades of experience building successful projects, resulting in a proven track record of managing complex project requirements, weathering adversity and meeting Client objectives.

FOUNDERS
Steve Klimek and John Graham recognize the many advantages of joining together the two primary disciplines of commercial construction: real estate development and construction management. The synergy created from this partnership is communicated throughout the Company resulting in a commitment to bringing a project from bare dirt to bustling commercial center. Redhawk opened its doors in 2002 and has capitalized on its expertise in retail and power centers, mixed use, office and renovation projects by bringing to successful completion numerous projects to date.

CONSTRUCTION MANAGEMENT FOCUS

There are six primary areas of focus for Redhawk when managing a project for a Client.
 
Communication: Focusing on customer service by successfully maintaining clear lines of communication with our Clients (both successes and challenges) keeps the Client informed on the crucial elements of the project.  Our Clients have come to appreciate as much as we do the importance of two-way communication to the overall success of the project.
   
Project Cost Analysis: A comprehensive project analysis is done at the outset to confirm the project is set up to meet the Client’s objectives.  The analysis is all encompassing including: schedule compliance with the Client’s needs, constructability, consideration of weather related impact, cost-benefit analysis (is this project a long term hold for the Client?), final cost reliability, and selection of the best suited subcontractor team.
 
Subcontractor Management: Even the best thought out plan requires follow through in order to be a success.  Once the plan for a project is implemented and accepted by the construction team, Redhawk manages the daily communication process with all parties involved in the project to ensure the plan is moving forward – both safely and efficiently.
 
Risk Management and Compliance: As our Clients can attest, municipalities and governing agencies are not getting any easier to work with when it comes to project development.  Redhawk is committed to utilizing best management practices to ensure a good working relationship with the permitting agencies, as well as maintaining strict safety guidelines that meet or exceed regulation.
 
Current Market Conditions: If the project plan is not continuously updated based on evolving market conditions the project can struggle to meet the Client’s goals.  We make every effort to anticipate a rising or falling market and tailor the schedule and flow of the construction materials and labor on the job to take advantage of the changing condition.  The projects overall performance can be greatly influenced by this underrated management tool.

Conflict Resolution:
Every project team is presented with conflicting priorities or challenges that must be overcome for the project to be successful.  When the critical items noted above, Communication, Project Cost Analysis, Subcontractor Management, Risk Management and Current Market Conditions are managed properly, the resolution of each issue will be relatively stress free.  When any of the above principles are ignored, the resulting stress in resolving conflict will significantly lesson the efficiency and enjoyment of the process.

Summary
Steve Klimek leads the Redhawk Group with a background of 25 years of construction management and building experience. Steve has developed successful strategies for bringing many types of commercial and residential projects to completion with superior budget and quality control.

As Director of Operations, Steve is directly responsible for overseeing and managing the completion of projects as the head of a solid support network made up of highly experienced project managers and superintendents. Steve works closely with Owners to develop and organize a successful plan to complete a wide variety of projects.

Steve’s responsibilities include:
Supervising Project Management: Steve works with Project Managers to control budgets, track progress, solve problems and provide general oversight to the project
• Identifying Owner needs and developing project-specific plans to ensure those needs are satisfied

Entertainment: Managed construction or redevelopment of tribal casino buildings working with several Native American tribes in several states including the Swinomish Casino in Mt. Vernon, Washington and the Goldrush Casino and Hotel in Blackhawk, Colorado
Hospitality: Over 12 restaurant or hotel projects including tenant improvement remodels in existing shells.
Retail/Shopping Complexes: Over 20 big box or chain grocery new construction projects including Willow Hill Retail Center in Puyallup, Washington, Cooper Point Shopping Center in Olympia, WA and multiple Puget Sound Albertsons and Safeway grocery stores.
Office Buildings: Over 10 projects ranging from smaller street entry offices to multi-level buildings including the Rose Hill Plaza and Rose Hill Gateway buildings in Kirkland, Washington and the Columbia Athletics Main Office building in Totem Lake, Washington.
Multi-Family: Several complex mixed use and multi-family projects including 1700 Madison in Seattle, Washington.

Summary
For 15 years, John has been an integral part of one of the most active retail development companies in the Pacific Northwest. John started work with a commercial development company right after graduation and six years later, he and his partner bought out the company’s founders. John’s goal is to inject insight, knowledge and performance into every project.

As Managing Partner, John brings his real estate savvy, financial acumen and market experience to the overall big picture of the commercial building process thus complimenting and supplementing the field experience of his team and partners.

John’s responsibilities include:
Development Management: John works with Project Managers to oversee development costs, schedules and feasibility analysis.
Project Fulfillment: John works closely with Owners and understands leasing, marketing, financing, debt and equity for each project.
Project Management Supervision: John works with Project Managers to control budgets, track progress, solve problems and provide general oversight to the project

Project Experience
Retail & Mixed Use: John has successfully built over 15 retail and mixed use projects including Aurora Marketplace in Edmonds, Washington and South Hill Center in Puyallup, Washington
Office & Light Industrial: John lead the building and development process of the Community Transit Building in Lynnwood, Washington as well as the Fedway Corporate Center in Federal Way, Washington.
Recreation: Among John’s specialty projects includes the Allstar Fitness Center in West Seattle, Washington

Summary
Scott has been a Project Manager in commercial and residential construction for over 15 years and he has developed tested strategies for successfully managing the building process from start to finish. Scott develops solid relationships between all parties involved in order to anticipate need, manage change, oversee progress and maintain the highest of quality control.

Creating clear lines of communication between the Owner and Redhawk Group as well as subcontractors allows Scott to be effective and efficient as well as garner the respect of those he works with.

Scott’s responsibilities include:
Contract & Budget Management: Balancing budgetary needs with quality control and anticipating the unexpected costs.
Owner Communications: Maintaining open lines of communication with Owners on progress and issues.
Supply & Demand: Orchestrating the materials with the subcontractors within the tight confines of the project schedule.


Project Experience
Hospitality & Entertainment: Scott has managed several unique projects including a complex renovation project at the Columbia Athletic Club in Kirkland, Washington which required work to be done while the facility was kept operational.
Retail/Shopping: Scott managed over 5 retail projects including completing Duvall Commons in Duvall, Washington with the majority of work done during winter months and record storms.
Office/Residential: Scott has built over 10 residential, bank and civic/church centers including the Bella Mira Condominium Project in Issaquah, Washington and multiple Bank of America buildings in the Puget Sound region.

Project Engineer

Summary
Fred joined Redhawk after completing his Construction Management degree at the University of Washington. Fred has developed his skills by experiencing most roles that are involved in a construction project from the laborer to the estimator to the facilitator. He brings strong leadership and organizational skills to each project.

As Project Engineer, Fred works closely with both Superintendents and Project Managers to coordinate the daily operations of multiple projects. He establishes systems for following up on the due diligence, contract work, change orders, supply orders, subcontractor responsibilities and project schedules for up to three or four projects at one time.

Fred’s responsibilities include:
Assist Project Managers: Fred continually remains up to date and pursuant to the demands of the current projects being built.
Contract & Budget Coordination: Fred manages the paperwork involved with project change orders and balancing those against the budget and schedule.
Development: Fred assists Project Managers with the bidding process and due diligence associated with new projects.

Guitar Center: Tenant improvement of a retail space located in Lynnwood, Washington.
Sagemark Wealth Management Group: Tenant improvement of an office space located in Kirkland, Washington.
Willow Hill Retail Center: Multiple building retail center located in Puyallup, Washington with the primary building process occurring during winter months.
Columbia Athletic Club: A complete renovation located in Kirkland, Washington while maintaining an open and functioning facility.

Summary
Tom Hatfield brings to Redhawk over 25 years of experience in carpentry and field supervision of commercial, retail and mixed use construction. Having begun his career as a talented finish carpenter operating his own business and rising through the ranks to Superintendent, Tom has developed smooth operational techniques in order to solve problems and coordinate multiple priorities.

Tom has the ability to anticipate the future impact of current decisions and remedies and he recognizes that the building projects are more than just a business venture, but as a personal extension or statement of the Owner. Tom is able to serve as liaison between all members of the project and keep the lines of communication clear from the laborer to the Owner while still meeting deadlines, budget restraints and high quality standards.

Tom’s responsibilities include:
Subcontractors: Following through with multiple layers of subcontractors on complex schedules.
Owner Communications: Maintaining open lines of communication with Owners on progress and issues.
Compliance: Remaining up to date on state and local regulations and ensuring that best management practices are utilized and effective.

Entertainment: Managed construction or redevelopment of over 7 tribal casino buildings working with several Native American tribes in several states including the Suquamsh Clearwater Casino in Suquamish, Washington, the Muckleshoot Casino in Auburn, Washington, and the Swinomish Casino in Anacortes, Washington.
Hospitality: Overseen daily progress of the 13-screen Cineplex Odeon in Burlington’s Cascade Mall, the Imperial Gardens Restaurant in Mill Creek, Washington and the downtown Seattle Harvard Market.
Retail/Shopping Complexes: Over 20 big box retail centers or chain grocery new construction projects including Willow Hill Retail Center in Puyallup, Washington, Gen-X in Lynwood, Washington, Jiffy Lube in Monroe, Washington and multiple Puget Sound Albertsons and Safeway grocery stores.

Ken has spent over twenty-seven years working on Puget Sound area commercial and industrial construction projects as both a master carpenter and superintendent. Prior to joining Redhawk Group, Ken owned KAT Construction specializing in tenant improvements. Coordinating the field logistics for tenant improvements while often working around an operating business, Ken’s attention to detail and problem-solving skills lead to successful projects.

As Superintendent, Ken is directly responsible for overseeing the work of subcontractors and managing strict timelines while keeping an eye on budget issues. Additionally, Ken specializes in complex custom millwork and cabinetry construction.

Ken’s responsibilities include:
Subcontractors: Following through with multiple layers of subcontractors on complex schedules.
Owner/Tenant Communications: Maintaining open lines of communication with Owners and Tenants on progress and issues.
Compliance: Remaining up to date on state and local regulations and ensuring that best management practices are utilized and effective.
Carpentry: Facilitating, designing and completing many of the custom carpentry required for individual tenant improvement projects.


Project Experience
Retail: Superintendent on over 20 retail tenant improvement projects, Ken manages the completion of the space into operational retail use and punch list items. Projects include the Cooper Point Retail Center in Olympia, WA, the Guitar Center in Lynnwood, WA and the Rite Aid in Hoquiam, WA.
Office: Ken has completed multiple office and retail remodels. Several of them have take place in the historic Fourth & Pike Building in downtown Seattle. These include The Walking Co., Seattle Pen, Lui Lee Couture Design, World Lux and Elsie Katz Couture. Other projects include Perennial Tea Room and Merry Tails in the Pike Place Market area.
Residential/Mixed Use: Ken has served as Superintendent and done custom millwork on over 20 residential and mixed use projects.
Renovations: Renovation of Columbia Athletic Club in Kirkland, Washington while maintaining an open and functioning facility.

Office: Jon has completed multiple office remodels including three Pacific Coast Feather Office Buildings in downtown Seattle, WA which included the remodel of a 1919 concrete building, a 1927 heavy timber building and a 1970s metal building.
Residential/Mixed Use: Jon has served as Superintendent and done custom millwork on over 20 residential and mixed use projects.

FINANCE & OPERATIONS

Summary
Stacey has been a financial manager for over 20 years, building and managing finance departments for small and mid-sized companies in industries that range from construction to gaming to software.

As CFO, Stacey is directly responsible for overseeing and managing the financial planning and controls of the company. She utilizes her extensive experience as a financial consultant to coordinate human resources, staffing and financial reporting for Redhawk. Stacey works closely with the project managers to coordinate receivables and payables for each project, track job cost, and troubleshoot contractual matters.

Stacey’s responsibilities include:
Finance & Operations: Stacey oversees the accounting functions for Redhawk, including company projections, financial reporting, taxes, accounts payable, accounts receivable, payroll, and budgets. She is also responsible for human resources including benefits, compliance reporting and 401K administration.
Job cost: Stacey analyzes and coordinates the budgetary and financial logistics with Project Managers. She provides financial oversight to the project, including job cost reporting, cost coding, lien release administration and general accounting.
Subcontractors and Suppliers: Stacey provides accurate and timely financial information for each project in order to maintain consistent and clear operations. She oversees monthly pay application processing and works closely with the project manager’s to coordinate timely payment to subcontractors and vendors.


Experience
Redhawk Group: Stacey has served as CFO since 2002.
Talon Consulting Services: Stacey operated her own financial consulting business since 2002 specializing in the business development and operations as well as human resources and staffing for several entertainment facilities operated by area Tribes.
NetMotion Wireless & Captura Software: Stacey worked for over 9 years as controller for two successful software companies specializing in the start-up and launch of the business and subsequently in the overall financial operations of the company.

Summary
Dave has worked in the construction industry for over 30 years, estimating and managing projects in schools, retail, mixed-use residential, medical centers, casinos, hotels, office buildings and warehouse. Dave consults in CD (Construction Deficiency), and appreciates the positive impact of good coordination on schedule and quality.

Dave manages the cost planning, value analysis & engineering, estimating, CM, claims review and preparation, for all new projects under development for Redhawk Group.

Dave’s responsibilities include:
Pre-Construction: Dave organizes and reviews all bidding, conceptual estimates, presentations, proposals and pre-construction services coordination
Market Analysis: As a part of senior management Dave analyzes new market potential and strategizes on company direction and development. Dave also has extensive experience in conducting value analysis.
Senior Project Management: Working with Project Managers on complex and multi-phase projects to ensure successful completion.


Project Experience
Hospitality & Entertainment: Dave has worked on the development of over 10 projects including the Quinault Resort project, a $31 million dollar hotel, casino, convention center, restaurant and spa as well as multiple Columbia Athletic Club projects.
Retail & Mixed Use: Dave has completed over 20 retail projects that range from grocery stores to superstores including several projects with complex bid processes and difficult locations. Projects include Queen Ann Market Place and Harvard Market in Seattle, Washington.
Office: Dave has worked on multiple office projects including Captura Software in Kirkland, Washington.
Schools: Dave has provided in excess of fifty budget estimates for both public school and private development projects including Grandview Elementary School in Seattle, Washington.

Contract & Marketing Coordinator

Summary
Didi has been working as an administrative and marketing coordinator for over 12 years and has been involved with commercial construction for the past seven years. Didi brings extensive computer experience and proven organizational skills to each project ensuring that the details are not lost among the chaos.

Didi helps coordinate business development and marketing efforts by following through on proposals and managing the branding efforts of the company. Didi works closely with Project Managers to facilitate the execution of contract agreements and licensing as well as ensuring that the appropriate safety plans and compliance documents are in place.

Didi’s responsibilities include:
Marketing Coordinator: Didi coordinates the development of all marketing materials and statements of qualifications as well as monitoring the public trade show and internet representations of the company.
Client Relations: Didi facilitates client relations and fosters a positive relationship between clients, subcontractors and Redhawk Group.
Contract Administration: Didi processes owner, supply and subcontractor contracts and change orders, coordinates safety plans, insurance, and filing systems for each project.


Experience
Redhawk Group: Didi has served as Contract & Marketing Coordinator since 2004.
Aecon Buildings Inc.: Didi worked as a Contract Administrator for two years and then as Marketing Coordinator for three years for this commercial construction firm specializing in tribal projects.
Harris & Hull, PLLC: Didi worked as a secretary for over three years with this maritime law firm coordinating all aspects of the operation of the business.
